Why should I register my property?

The benefits of First Registration for my unregistered property. Why should I have my unregistered property registered at the Land Registry? Our Conveyancer Lauren Toop advises of the five main benefits of registration:-

1. Security- registering your property makes it harder for fraudsters to assume your identity and apply for adverse possession ("squatters rights")

2. Evidence of Ownership- The Land Registry condenses down all the irrelevant information from past title deeds and makes it easier to identify you as the Seller.

3. Reduced future costs- Land Registry offers a reduced fee on voluntary registration. Conveyancers also usually charge more for dealing with the sale/purchase of unregistered titles.  When you come to sell this means you will pay less in legal fees and Lang Registration fees. 

4. Clarity- Old Deeds can be very difficult to read and understand- the Land Registry will produce a clear title document clearly showing the rights affecting and benefitting the property. 

5. Certainty - The Land Registry provide a state backed guarantee meaning that they are under an obligation to correct any errors on the register.
